The Eight Steps
Step 1 — Enquire and arrange a visit
The first step is simply to get in touch. Whether you have a specific development in mind or you are still exploring your options, our team will answer your questions, tell you more about how the process works and arrange a visit to whichever site interests you. Viewings are conducted by appointment and accompanied by a member of our team.

Step 2 — Reserve your plot
When you are ready to proceed, a reservation fee secures your chosen plot and takes it off the market while you progress through the legal and finance stages. At this point your dedicated customer care contact is introduced — the person who will manage your entire journey from this point to handover.

Step 3 — Arrange your finance
Custom build homes are funded through stage payment mortgages — specialist products designed to release funds in phases as your build progresses. Our funding partner is a whole-of-market specialist in custom build finance who will assess your circumstances and recommend the most suitable product. Every plot on our developments is fully underwritten by a mortgage lender.

Step 4 — Purchase the land
One of the most important features of the custom build process is that the land and the build are two separate legal transactions. You purchase your plot first — typically completing within two to three months of reservation. This structure is what delivers the significant Stamp Duty Land Tax saving.

Step 5 — Design and personalise your home
Working with our in-house architects and our construction partner's design team, you confirm your chosen home design and begin the personalisation process — adapting the layout, confirming room configurations and selecting your interior specification and finish. Every decision is documented and costed as you go. Our team guides you through this at your own pace.

Step 6 — The factory order is placed
With your specification confirmed and your build contract signed, a fixed-price order is placed with our construction partner's facility. Your confirmed design is transmitted digitally and every component is precision-manufactured to your exact specification. Manufacturing typically takes around four months, during which our team coordinates the groundworks on your plot.
At this stage: At this stage: Factory order placed. Build price fixed and guaranteed for 12 months. Manufacturing commences. Groundworks completed. Building regulations instructed. New build warranty arranged.
Step 7 — Your home is built — and you are kept informed throughout
When your home arrives on site, our construction partner's specialist teams assemble the structure — typically watertight within four days. Interior fitting-out then follows: heating and electrical installations, flooring, tiling, decoration and sanitaryware, all completed to your pre-agreed specification. From site commencement, your home will be ready in approximately eight to twelve weeks.

Step 8 — Handover — the moment your home becomes yours
Before handover, your home undergoes a thorough technical inspection and snagging process. Our team ensures every item is resolved and the property meets your agreed specification in full. On the day of handover, your customer care contact walks you through the completed home — room by room, finish by finish — before the keys are handed over.
