At Bespoke Custom Build Homes, the process works the other way around. We start with you — your lifestyle, your priorities, your ideas of what a home should feel like — and build from there. You have the support of our in-house architects and our construction partner's design team throughout, and every decision you make is reflected in a confirmed, fixed-price specification before anything is built.
1 . Start With a Design You Love
Our construction partner offers a wide range of standard designs — bungalows, one-and-a-half storey and two-storey properties — spanning different sizes, footprints and architectural styles. Each has been refined over decades of manufacture and thousands of completed homes, so every starting point is a proven, well-considered design rather than a blank sheet.
You can browse these designs with our team at any point in your journey — before you have even reserved a plot — to get a sense of what is possible and what feels right for you and your family.
2. Adapt and personalise with our in-house architects
No standard design is presented to you on a take-it-or-leave-it basis. Our in-house architects work with you to explore what changes would make the design work better for the way you live — whether that is adjusting a room configuration, repositioning windows to take advantage of a particular view, opening up a living space, adding a home office or adapting the layout for accessibility.
For buyers with more ambitious ideas, we can also explore more significant design changes or even a completely bespoke home design — starting from your brief rather than from any standard template. All architectural work is managed as part of your purchase — there are no separate architect fees to budget for, and every change is costed and agreed before it is confirmed.
3. Design your interior
Our construction partner's integrated interior design programme means that buyers are not simply choosing a house — they are choosing their home. Working through curated interior proposals that bring together flooring, wall finishes, tiling, bathroom fittings and décor into coherent design schemes, every element can be adapted to reflect your own preferences.
The programme is delivered without a separate interior design fee — the cost is included within your fixed build price. The result is a home where every surface, finish and fitting has been considered together — a level of interior coherence that is very difficult to achieve when appointing designers and contractors separately.
4. Everything Confirmed at a Guaranteed Fixed Price
Once your design and specification are finalised, every element is documented in your build contract — and the total cost is fixed and guaranteed for twelve months from the point of order. If you select upgraded materials or finishes, those costs are included in the fixed price before you sign.
This is the moment at which you have complete clarity — you know exactly what your home will look like, exactly what it will contain and exactly what it will cost. That certainty, ahead of construction rather than after it, is what makes the custom build process fundamentally different from anything that conventional development offers.

Professionally curated interior design proposals give you starting points with full freedom to adapt. No separate interior designer needed.
Energy and Technology
Air source heat pump and underfloor heating included as standard. Optional upgrades include solar panels, enhanced insulation, MVHR and smart home integration.
