About Custom Build
What exactly is custom build and how is it different from buying a standard new build?
With a standard new build, a developer builds homes speculatively to their own specification and you buy a finished product with little or no say in how it looks or feels. Custom build works the other way around — you choose your plot, personalise your home's layout and finish before construction begins, and move in to a property built entirely around your choices. The price is fixed before work starts, planning is already approved and the process is professionally managed from start to finish. You get the outcome of a self-build without the complexity or the risk of managing it yourself.
What can I actually personalise?
A great deal. Starting from our construction partner's designs, you can adapt the layout and room configuration, adjust window positions, choose flooring throughout, select tiles and sanitaryware for every bathroom, specify your kitchen style and finishes, choose your interior décor scheme through an integrated design programme, and add technology options including smart home integration and enhanced energy specification. Our in-house architects can also work with you on more significant design changes. Every choice is confirmed and costed before any order is placed.
How long does the process take from reservation to moving in?
Typically five to six months from reservation to handover. The land purchase usually completes within two to three months of reservation. The design and specification process runs concurrently with the legal process. Manufacturing takes approximately four months, and on-site assembly and interior fit-out takes eight to twelve weeks. Timescales can vary depending on design choices and individual legal circumstances.
Is the build price really fixed?
Yes — genuinely fixed. The build cost is agreed and guaranteed at the point of order and held for twelve months. Material price rises, labour shortages and contractor delays do not affect our model. Because your home is manufactured in a controlled factory environment, the cost you agree is the cost you pay. There are no variations, no surprises and no extras added after the contract is signed.
Are these homes as durable and well-built as traditionally constructed homes?
Yes — and in many important respects they exceed them. Our construction partner's homes are manufactured to the highest European quality standards, including BOPAS accreditation for the UK mortgage market, ISO 9001 quality management certification, the German RAL quality mark and QDF certification. Every home is backed by a ten-year new build warranty and a twenty-year structural construction warranty. Timber-frame construction of this type has been the primary method of building new homes across Scandinavia and much of Europe for decades.
Are custom build homes energy efficient?
Exceptionally so. Energy efficiency is built into every home as standard — with high levels of insulation, airtightness and mechanical ventilation that consistently achieve strong energy performance ratings. Air source heat pump with underfloor heating is included as standard. Optional upgrades include solar panels, enhanced insulation and smart heating controls.
The Buying Process
Why are the land and build purchased separately?
This is a fundamental feature of the custom build model and one of its most significant advantages. Purchasing the land and build as two separate transactions means Stamp Duty Land Tax is calculated only on the land value — not on the combined value of the finished home. On a property worth £800,000, this can save between £19,250 and £43,250 depending on your circumstances.
What happens after I reserve a plot?
Your dedicated customer care contact is introduced immediately after reservation. They will walk you through the next steps, introduce you to our funding partner, coordinate with your solicitor on the land purchase, and begin the design and specification process with you at a pace that suits you. Nothing moves faster than you are comfortable with.
Can I make changes after the factory order has been placed?
Once the factory order is placed, significant structural changes are not possible as manufacturing will have commenced. This is why we invest considerable time in the design process before the order is placed — to ensure every element has been considered and confirmed to your complete satisfaction before that point. Minor finish changes may be possible depending on timing, and your customer care contact will advise.
What happens at handover?
Before handover, your home is subject to a thorough technical inspection and snagging process. Our team ensures every item is resolved and the property meets your agreed specification in full. On the day of handover, your customer care contact walks you through the completed home — room by room, finish by finish — before the keys are handed over. Your warranties are active from that day.
Finance and Mortgages
Can I get a mortgage on a custom build home?
Yes, and it is more straightforward than many buyers expect. Our construction partner holds BOPAS accreditation — confirming the property is accepted by mainstream UK mortgage lenders. Every plot on our developments is fully underwritten by a mortgage lender before we bring it to market. Our funding partner offers whole-of-market advice on custom build mortgage products.
What is a stage payment mortgage and how does it work?
A stage payment mortgage releases funds in phases as your build progresses, rather than as a single lump sum on completion. There are two types: valuation-based (funds released following an uplift in value at each stage) and cost-based (payments guaranteed based on your build costs regardless of interim valuations, often allowing higher borrowing). Our funding partner will recommend the most appropriate type for your circumstances.
I currently own a home I plan to sell. Can I still buy a custom build property?
Yes — this is a very common situation. Specialist custom build lenders have products allowing you to proceed with your new home purchase while you remain in your current property and complete its sale at a time that works for you. Our funding partner will walk you through the options available.
How much Stamp Duty Land Tax will I save?
The saving depends on the value of the home and your circumstances. On a home at £650,000, the saving is typically between £13,000 and £32,500. On a home at £800,000, the saving is between £19,250 and £43,250. These figures are illustrative. We always recommend independent legal and tax advice before committing to a purchase.

What does "subject to planning" mean for coming soon developments?
For developments that have not yet received full planning consent, all information — including plot sizes, house types, specifications and pricing — is indicative and may change before launch. Registering interest costs nothing, commits you to nothing and simply ensures you have first access to information when it is released.
Will there be more developments in the future?

What information do you need from me to get started?
Very little, at first. An initial conversation is all we need to understand your situation and help you work out whether a Bespoke Custom Build home is the right choice for you. There is no requirement to have your finances in order before making an enquiry.
Is there any obligation if I make an enquiry or register interest?
None whatsoever. An enquiry or interest registration costs nothing, commits you to nothing and can be withdrawn at any time. We will never pressure you into a decision and will never pass your details to third parties without your consent.
